Florida Summons and Complaints   
 
        All Florida Summons and Complaints originating from Florida must be served by a   process server appointed in that district.  We will serve all Duval County, (Jacksonville), and Saint Johns County (Ponte Vedra, Saint Augustine) Florida, service of process.  You must send us the original summons or order which will be returned to you or a notarized TRUE COPY and a copy of the papers to be served. We are not permitted by law to serve FAX copies of a summons.
 
 
        Out of State Summons and Complaints
 
We are experienced serving process from other States.  We follow the rules of the State of origination when applicable.  We follow your instructions always.
 
Since all states have different rules, we request you advise us in your cover letter whether the ORIGINAL summons must be served, or the COPY.  We also will need to know if SUBSTITUTE SERVICE on an appropriate age individual living within is acceptable (personal service).  If not, your letter must state that ONLY the defendant may be served and no one else.    When serving a corporation, we strive to get the registered agent or a corporate officer.   Some corporations have a designated person to accept the papers. You must enclose your information so that we may contact you about the progress of your job.  
 
 
            Subpoenas
 
We serve subpoenas from any State anywhere in our local area.  If your subpoena originates outside of Florida and you are requesting documents within the State of Florida, your foreign Subpoena Duces Tecum will require domestication in order to be valid.  Our office is experienced in domesticating your out of State subpoena so that it is valid within the State of Florida.  Please be advised that some larger corporations refuse to accept subpoenas that are not issued from the Florida courts and so domestication is the only way to get your documents.   In order for us to domesticate your subpoena, please send us the original copy or certified copy of the LETTERS OF COMMISSION OF SUBPOENA, or (LETTERS ROGATORY), your ORIGINAL SUBPOENAS (3 copies) that is unsigned by an attorney or court - the Duval Court clerk will sign and date it at the bottom, and the original NOTICE OF TAKING SUBPOENA DUCES TECUM. We also require a Commission to appoint outside process server by the judge in your jurisdiction.  In addition to our fee, please enclose a check made out to the Clerk of the Court for $2.00.    Our fee for the Subpoena Domestication package is $150.00.
 
        Posting of Notices
 
We offer a very competitive price to post your 3 Day Notice of Eviction or Notice of Foreclosure.  Rush posting (same day) $60.00 or routine $50.00.  We offer quantity discounts and our price schedule can go as low as $16.00 per posting on jobs that exceed 10 postings in one area.

 

Photography
 
We take front, back and side pictures of any dwelling or property item you wish to photograph.  We take as many as 10 pictures for $20.00 (digital) and send them to you via your email account.
 
Notary
 
We will travel to you to perform any notarial act for $60.00.

 

Notary Signing Agent
 
We are authorized Notary Signing Agents and will conduct your Notary Signing for $100.00.
 
Investigations and Skip Trace

Our licensed, bonded and insured private investigator will locate a missing person, correct a bad address and identify assets.  We are experienced in Workman's Comp investigations.  We expertly perform videotape depositions and IME's using the latest equipment and always have a back-up camera and two technicians on every job.  Fees are on a per job basis or hourly basis @$80.00/hour.

Evictions for Pro-Se Landlords

We have an eviction package to help you with the process.  We do everything for you.  This includes the following services for one lump sum fee:

  • Post the 3 day notice and prepare and affidavit.
  • File the Summons and Complaint (we will need 3 copies of the summons and 3 copies of the complaint).  You will provide the filing fees.  If you have already done these steps, then mail us the original and true copy of the summons and two copies of the complaint (one to serve, one file copy).  You must attach the lease rental agreement and the names on the complaint must match the names on the lease and the affidavit of the 3 day notice.  Provide us with a stamped addressed envelope for each tenant on the list - in addition to being served, the Clerk will mail your tenants a copy of the eviction papers (required).
  • Note that you should have paid for and received two summons, one for the Eviction (a five day summons) and one for the damages (past due rent 20 day summons).  We can post the eviction summons but we cannot post the summons for damages.  If you only order and pay for one summons from the clerk, then we can not post at all and must make attempts to serve your tenants.  They will now have 20 days to answer instead of 5 days.  Do not forget to get two summons as this will expedite your claim.
  • We will serve your Eviction papers on an expedited basis, 1-2 days from day of receipt.  We will post the summons for eviction within 1-2 days if you have a separate summons, and then attempt to serve the summons for damages or will attempt to serve the summons for eviction and damages within 1-2 days and keep making attempts until it is served.
  • We will prepare the affidavit of service.
  • We will file the affidavit of service and the original summons with the court, and return the date/stamped file copy to you.
  • We will file your Motion for Default and Request for Final Judgment with the Court.  We will provide you with the blank forms for you to fill out and sign.  You must provide one addressed stamped envelope for each tenant.
  • We will docket the Final Judgment.  You will provide the filing fee.

        Eviction Package :  $200.00

  • Once you have obtained your final judgment, we will file your Writ of Possession.  We will provide you with the blank Writ form for you to fill out and a Sheriff's Information Sheet which you will need to fill out.  You will provide the fees for the Writ via a money order.
  • If you cannot appear at the actual eviction, we will provide you with a form which you will fill out.  This form will give us one day Power of Attorney and designate us as the person to meet with the sheriff and take possession of your house.  We will need a key.
  • We will meet with the sheriff when the sheriff commands us to be there.  This is done at the sheriff's schedule and we usually get short to no notice so we have to be on "standby" and be able to mobilize on the day and time of the actual removal of the tenants.
  • We will ensure that all the lights and water are off and we will have your locks re-keyed and provide you with new keys.  We will secure your home before we leave and mail the new key to you.

        Possession Package:   $350.00
